I think most realtors probably do an ok job at selling houses. Selling houses is their job and is how they make their living, so it’s in their best interests to do a good job. The problem with marketing a house through a realtor is that all their material looks the same.
It reminds me of a time I used a resume service to create my resume. It ended up looking like every other resume out there, and didn’t stand out at all. The realtors marking was similar in that all the houses listed by this realtor follow the same format. Nothing really stands out in the MLS listings or on the realtors web page.
So, as I did with my resume, I took some personal responsibility to speed things along. This week I created a web page that featured my house and all the wonderful details. I’m fortunate that I have another blog that ranks well in Google and so now my Home Sale web page is on the first page of Google for the keyword “Home Sale my-town.” Unfortunately, I can’t share that page without losing my anonymity, and I need my anonymity to speak freely here on Rethinking the Dream.
Even without a first page ranking on Google, creating a web page to feature your home sale still holds tremendous value. The real value is that you can share much more information that your realtor will give you space for in their marketing efforts. You can also share many more pictures, and even include video. My home sale page lists a detailed description of each room of the house and includes detailed photos. At the end of the page I include all the contact information for our realtor as well as a link to the realtor’s web page that features our house.
If you don’t already have a website or blog, you could head over to wordpress.com or blogger.com and setup a blog about your house. Your blog may only include a single post with all the information about your home, or you could do multiple posts to highlight different areas of your house.
The key is to just get something out there that has more details information that will help sell your house.
The next thing I did was to create a Youtube video walk through. This is super easy to do. Take your digital camera, video camera, or smart phone, and walk around your house describing all the features. When I made mine, I started outside in front of the house, and gave a brief intro stating that this is a video walk through of our house that is listed for sale.
Then, while recording, I went in the front door, and walked through every room of the house describing all the wonderful details that potential buyers might find desirable. A video walk through performed by the homeowner will be 99.9% better than almost every other video out there being produced by realtors. The reason is that most realtors are just using a video montage of still pictures, and they do not include any narrated descriptions.
It took me three tries to get a video I was happy with, so don’t be afraid to try again if the first one doesn’t turn out so good.
Once you have your video recorded, copy it to your computer, then go to Youtube and upload the video. If you don’t have a youtube account, you can create one for free. The key part of this process, aside from uploading the video, is to give a descriptive title. Be sure to include the name of the city and the kewords “house for sale” in the title.
In the description field, include the web address of the web page you created.
That’s what we have done so far. Now we are waiting to see if the video and the web page get any traffic. We may also put up a craigslist ad that points people back to our webpage.
